We can assist when Buying Property 

When Buying Property will attend to the following 

  • Review the contract
  • Explain the contract
  • Correspond with the Seller’s Conveyancer/Solicitor with enquiries and further negotiate the terms of the contract we deem appropriate
  • Assist and advise on appropriate searches and enquiries 
  • Arrange for contracts to be exchanged
  • Liase with other parties to the transaction, including but not limited to banks, various inspectors, real estate agents and other solicitors/conveyancers 
  • Ensure post exchange paperwork and processes required by various authorities are completed 
  • Arrange settlement with the various parties, including but not limited to banks, real estate agents and other solicitors/conveyancers 
  • Calculate settlement figures and direct transfers of funds 
  • Confirm change of ownership with applicable organisations including but not limited to Land Registry NSW, Council, Water and Strata Managers
  • Retain your file for future reference in accordance with the Act

 

We can assist when selling a property 

When Selling Property, we will attend to the following 

  • Receive your instructions as to any terms you required to be included in the contract
  • Obtain searches and certificates required to prepare the contract
  • Prepare the contract in accordance with the Act
  • Ensure all paperwork and processes as required by various authorities including but not limited to Office of State Revenue and Land Registry NSW are completed
  • Explain the terms of the contract to you
  • Forward copy of the draft contract to your agent
  • Liaise and negotiate terms of the contract with other Conveyancers/Solicitors of potential purchaser and your Selling Agent
  • Arrange for exchange of contracts
  • Liaise with your Bank/Broker
  • Book settlement with the Purchaser’s Conveyancer/Solicitor and your Bank
  • Review settlement figures and adjustments of rates/levies
  • Direct transfers of funds
  • Ensure all paperwork and processes as required by various authorities are finalised
  • Retain your file for future reference in accordance with the Act

 

We can assist when transferring shares in property 

At the centre of every transaction is a transfer of ownership. However, in some circumstances there may be a close relationship between the parties, and it may be agreed that no formal contract, setting out the terms of the agreement, is required.  In these circumstances a single solicitor/conveyancer, will often act on behalf of both parties. A ‘transfer’ is quite common when the parties are related, married couples looking to add a party to the title or couples looking to remove a party from title during divorce

When assisting with a transfer we will attend to the following 

  • Receive your instructions as to details of the transfer
  • Obtain searches and certificates as required 
  • Ensure all paperwork and processes as required by various authorities including but not limited to Office of State Revenue and Land Registry NSW are completed
  • Explain the terms of the transaction 
  • Liaise and negotiate terms of the agreement with other Conveyancers/Solicitors if applicable
  • Assist in arranging payment of stamp duty or stamp duty concessions
  • Liaise with your Bank/Broker
  • Book settlement with other Conveyancer/Solicitor if applicable and your Bank
  • Review settlement figures and adjustments of rates/levies if applicable 
  • Direct transfers of funds
  • Ensure all paperwork and processes as required by various authorities are finalised
  • Retain your file for future reference in accordance with the Act
